What do you do if you don’t like the person you are trying to persuade?
If you find yourself in a persuasion situation where you don’t particularly care for the person that you’re with, and you don’t like them; how do you deal with that?
You’re there to create a sale or make something happen, how do you set that dislike aside? If you don’t like the person you are trying to get rapport with, the odds are they won’t like you!
To begin with, what you want to do is stop worrying about liking each other, and just pace the living daylights out of them.
Since you already have nothing to lose, Challenge Yourself! You already don’t like them – the odds are you’re not going to do business with them anyway.
Do every sort of technique you’ve ever learned to create rapport because it’s a rich environment to do just that! Test your skills and see if they can spot you doing it. See how far you can go with the subject in front of you.
Stop worrying about what you feel about them and pace the living daylights out of them. Now when you do that, the odds are they are going to start liking you. If they’re liking you, you’ll find it easier to like them. **Concentrate on the techniques that you can use, on what you’re not doing that you can be doing. That will help! **
Another aspect of this is when it doesn’t feel natural – it feels artificial to be trying to get rapport with pacing, mirroring, language etc.
Why does it feel artificial to you? Partly because it is artificial and ( most important! ) partly because you are not like them. You are probably different than they are by quite a bit. If that’s the case, just think you probably wouldn’t have rapport with that person “naturally” anyway.
So if it doesn’t feel good to you, odds are you are not like that person very much, and you probably wouldn’t be getting rapport with them “naturally” on your own.
Again, you have nothing to lose! So pace the living daylights out of them!
There are 2 possible benefits from this. First and worst case, your skills will improve by practicing in the direst circumstances – right when you need them most. So what if you lose them; you’d given up anyway.
Second, they will be convinced, persuaded or closed. Sometimes going beyond your boundaries and digging deep is appropriate to improve! Have Fun.

Pricing Mortgage Leads
If you are a loan officer or mortgage broker on the market for internet mortgage leads, than many things will be of importance to you, including the cost of the lead.
When researching mortgage lead companies, a clear indication of the quality of the lead you will be receiving should be in the pricing.
For instance, if you take $100.00 and invest it in a lead company in order to receive 50 leads, you can safely assume that the leads you receive will be very old and recycled time and time again to other lead companies and countless loan officers.
On the other hand, if you take that same $100.00 and invest it in a lead company in order to receive anywhere from three to six leads, you can than safely assume that the quality of these leads are very good. These types of leads are known as “real time,” or “fresh leads.”
When it comes to pricing and quality of leads, make sure you do your research. Be sure to speak with someone in the customer service department and find out the details of the type of leads they sell, and where they are obtaining these leads from.
If you decide to buy your leads in real time, and you are paying a good price for them, there really should be no reason as to why the lead would be any older than one day. In fact, if the lead is more than an hour old, it cannot be considered real time.
Remember, you work hard for your money, so the lead company you invest in should be delivering good quality leads if that is what they are claiming to sell.
If you choose to buy your leads cheap and in bulk, than you can expect the quality of the lead to be poor. You can also count on hearing things such as “I did that weeks ago,” or “I just closed on that loan last week.”
Keep in mind, when researching lead companies, do your home work, speak with someone in the customer service department. If the answers to your questions don’t meet your satisfaction, than the response to any future issues you may have, such as a refund, may not live up to your expectations either, so be careful.

Every form of data input by a user should be validated in some form or fashion. If you get
clean data in, you won’t get garbage out. This tutorial is going to explain how to validate
numerical data entered into a form using JavaScript.
First, let us begin with the code to insert the JavaScript into your HTML document.
Place these lines between the
and tags.This line tells the web browser to expect some JavaScript code and signal the beginning of
the script:
Next let us hide the code from web browsers that are not capable of reading the script with
this line:
Then to finish the standard JavaScript entry, place these lines after your code:

So now the format should look something like this:
Now on to validating the numerical input.
First we will create a function with one arument:
function validate(mydata){
These lines will test for a blank enty then prompt the user for input:
if (mydata == “”){ alert(“Please enter a number.”) }
Next we will create a for loop which will look at each character in the data until it
reaches the end:
for(var i=0;i < mydata.length;i++){
Now create a variable and assign the counter variable value to it:
var mydigit = mydata.charAt(i)
To screen out symbols, punctuation, and letters, place an if statement in the loop:
if(mydigit < "0" || mydigit > “9″){
The || in the if statement scans for both conditions.
The next line will alert the user to any mistakes he/she has made:
